Property Management Services

 

     We pride ourselves on ensuring that our owners are given every luxury and service, keeping their homes up kept and in the hands of well-qualified tenants.  We are able to do this by utilizing a number of assets and programs that we have developed that provide our owners and tenants with better service and more options, making owning and renting convenient for both parties.

     As part of our business program, we offer several different means of accounting providing direct deposit, getting your money to your bank account as timely as possible, and also the option to mail a hard check if that is more convenient.  We also keep track of your profit and bills; giving you tax reports and documenting all work done for end of the year write offs.  Regardless of which method of payment you may choose, statements of work completed or monies paid are sent through mail monthly so you can track your property/properties.

     Along with our accounting flexibility, we offer several different methods of marketing insuring that your home is out for the public to see.  We utilize many websites that are updated frequently and boast both pictures and full property descriptions.  We also use signs that are placed in front of the house to draw in interest and a paper rental list that gives a full description of the house and renting price.  We also frequently send updated rental lists to housing on the Marine Base to make your house available to the military personnel when there are no homes available on base. 

     To ensure that well-qualified tenants occupy your home, we use a stringent application process that allows us to hold tenants to a higher standard.  As part of our application, we check tenants personal background, looking for past evictions, credit worthiness, and accounts on file.  Another portion of our application process is the verification of employment, requiring that the applying tenant make three times the amount of the rent.  We also check any previous listed landlords for both recommendations and status upon vacating.  As a safety net for our owners, we charge one and a half times the amount of the rent for the deposit and can charge an additional amount ($100) if the tenants have pets.  We require our tenants to fill out a condition form that is returned to us and kept on file that outlines any issues or concerns upon occupation of the house.  This allows us to positively identify any damages that the tenant may cause, negating any hearsay at the move out stage.  As part of the move out process it is required that tenants give a 30 day written notice and have the carpets professionally cleaned.  We also provide the tenants with the option to have an initial pre-move out walk thru along with a required final inspection.  As part of our rental agreement and contract, we specify that the tenant is required to keep the yard and landscaping watered and pruned.  Our overall process ensures that your house is taken care of and remains in your expected condition throughout the years.

     We are constantly trying to find ways to improve our methods and techniques, providing our owners and tenants with a higher level of service and standards.  As part of our services, we make it a point to drive by our properties, taking notes and checking on the condition of your house.  We generate a large portion of our business from referrals of both our current and past owners and tenants and will continue to work at a higher level to better serve our clients.  We look forward to working with you.
